South Lake Avenue Lost Its Walkable Grocery Store. Here's How the Weekly Errand Run Is Changing.

  • October 15, 2026

On Monday, August 17, the last items on the shelves at the Pavilions at 845 E. California Blvd. were marked 90% off. The store closed at noon the next day. That was about two and a half weeks earlier than the September 5 date everyone had been planning around. Colorado Boulevard reported that the closing ended nearly five decades of Pavilions and Vons service in Pasadena.

Two months later, the corner of California and Lake is a useful place to see how a neighborhood's food routine reorganizes. Erewhon is now the only full grocer left on South Lake, so for most households the weekly stock-up means a drive to Arroyo Parkway, Fair Oaks or North Lake. What has opened on South Lake Avenue is smaller and more frequent: a Tuesday market in an office plaza, new coffee and chai counters, a Thai dining room, and a taco shop on the way.

Why the Corner Could Stay Dark Into 2027

The reason for the closing explains a lot about what comes next. Albertsons Companies, which runs Pavilions through its Vons division, told Pasadena Now that it regularly reviews store performance and that "occasionally it's necessary to close locations that do not meet financial expectations."

District 7 Councilmember Jason Lyon told Pasadena Now that he contacted Albertsons right away to ask it to reconsider. The company told him its model favors larger locations, such as the Vons at California Blvd. and Pasadena Ave. Lyon then met with the property owner's representatives and the city's Economic Development Department. All sides agreed that a market is still the best use of the site.

The timeline is the part that matters for anyone who used to walk there. In the same Pasadena Now report from August 2, Lyon wrote:

"It may take the management firm a year to 18 months (or longer) to identify a new tenant, negotiate a lease, and complete any needed site changes."

Counting from the August 18 closing, that range runs from roughly August 2027 to February 2028, assuming nothing slips. By the time the store closed, nearly 20,000 square feet was already being marketed for grocery use, Pasadena Now reported. None of the coverage since then has named a replacement tenant.

The Full Grocery Run Now Has a Steering Wheel

Lyon called the store "a walkable, full-service market for several residential neighborhoods in District 7." He predicted its absence "likely means more car trips, less choice, and less convenience for many residents." The closest full-service options, as their own store locators list them, are mostly a few blocks west or north of Lake:

  • Erewhon Market Pasadena, 475 S. Lake Ave., listed in the South Lake Avenue district's own directory and the one full grocer on the street itself
  • Ralphs Lake, 160 N. Lake Ave., north of Colorado Boulevard
  • Whole Foods Market Arroyo, 465 S. Arroyo Parkway
  • Trader Joe's Pasadena, 610 S. Arroyo Parkway
  • Vons California Blvd, 155 California Blvd., which the Vons locator places near S. Fair Oaks Ave. This is the larger store Albertsons pointed to.
  • Ralphs West Pasadena, 320 W. Colorado Blvd.

Several of these stores sit on Arroyo Parkway and Fair Oaks, the corridors west of Lake. The block bounded by California and Lake had the one supermarket you could reach on foot from the streets south and east of it. Every option on this list is still close by. The difference is that for many households, reaching them now means a car trip.

Tuesday Is Doing Two Jobs

One of the new pieces arrived almost exactly as the old one was announced to be leaving. On June 30, the South Lake Business Association's July newsletter announced a weekly farmers market at Pasarroyo, beginning Tuesday, July 14. It promised produce, baked goods, coffee, prepared foods and specialty items. Pasarroyo's October event listing places it at Central Plaza, 251 S. Lake Ave., every Tuesday from 10 a.m. to 2 p.m. The launch notice had said 9 a.m., so the later start is the current one.

The host is an unusual one. Pasarroyo is the largest office campus in Pasadena. According to The Real Deal, it has four buildings and 650,000 square feet across a six-acre block along the 201 to 283 stretch of South Lake. In April 2026 the campus was being marketed for sale by its lender, Heitman, and the offering materials described it as 88% occupied, with tenants including JPMorgan, Charles Schwab and Wedbush Securities. The market's posted contact is the campus tenant services coordinator. So it's a market built for an office lunch crowd, and it also happens to fill a gap for the homes around it. The city's August 27 weekly newsletter promoted it to shoppers in general. Pasarroyo has listed the market through October 31 and hasn't published a vendor roster or a schedule beyond that.

The older Tuesday market works on a different model. The Pasadena Certified Farmers' Market at Villa Parke, 363 E. Villa St. at North Garfield Ave., runs every Tuesday from 8:30 a.m. to 12:30 p.m., year-round, rain or shine. Pasadena Now describes about a dozen vendors who, under certified-market rules, sell only what they grow or raise themselves. The market accepts EBT and CalFresh along with Market Match, and its bigger Saturday counterpart is at Victory Park.

The two markets' hours overlap from 10 a.m. to 12:30 p.m., so one Tuesday morning can cover both:

  1. Villa Parke after it opens at 8:30 a.m., for produce, meats, baked goods and flowers from the growers themselves.
  2. Central Plaza at 251 S. Lake after 10 a.m., for prepared foods, coffee and specialty items.
  3. Erewhon at 475 S. Lake, a short walk down the street, for anything still on the list.

What Opened on South Lake While the Grocery Closed

The new storefronts on South Lake follow the same pattern as the market. They sell food you eat that day more than food you stock at home.

Dalah Pasadena Thai Restaurant appeared in the South Lake Business Association's July newsletter, open for lunch and dinner. The specials include Hat Yai chicken wings, garlic grilled short ribs and nam tok beef salad. The September newsletter added Mehfil Cafe at 82 S. Lake, which Visit Pasadena describes as a chai and fruit drink café.

The October newsletter welcomed Re: Coffee at 498 S. Lake, known for specialty drinks with thick house-made cream tops and matcha. It also welcomed The Loop Resale at 380 S. Lake, Suite 103, a second location of a Sierra Madre shop that carries labels like Reformation, Free People and Sézane plus vintage pieces.

Two more are on the way. Aubergine Kitchen, a salads, bowls, melts and smoothies concept, is still listed as "coming soon" at 140 S. Lake. Mike's Red Tacos at 899 E. Del Mar Blvd. was expected to open this month, according to FOX 5 San Diego on September 15. As of today, the company's own locations page still shows the Pasadena store as coming soon.

That makes six small-format food and retail storefronts on South Lake this year, open or announced, and none of them stocks a week of groceries.

The Next Dates Near South Lake

The rest of the fall calendar gives these new pieces more foot traffic. A free Día de los Muertos festival and altar exhibit runs Saturday, October 24, from 3 to 9 p.m. at The Paseo, 300 E. Colorado Blvd. The city's own free Día de los Muertos event follows on Friday, October 30, from 5 to 8 p.m. at Villa Parke Community Center, the same grounds as the Tuesday growers' market.

On South Lake itself, Holidayfest is set for Saturday, December 5, from noon to 6 p.m. It's free, with live music, holiday activities, Santa photos, crafts and in-store promotions across the district, and Logix Federal Credit Union presents it with the South Lake Business Association. One line in the association's October newsletter says December 6, but the event listing and the rest of the newsletter both give Saturday, December 5. That's likely the first Saturday the newer storefronts will see the full district crowd, while the former Pavilions at 845 E. California Blvd. waits on a new grocer.
